Terms & Conditions of Service
1. Introduction
These Terms & Conditions apply to all services provided by Adam Cash Survey Services (“the Consultant”). By instructing services, the client agrees to be bound by the terms set out below.
2. Scope of Services
Services may include, but are not limited to:
- Residential building surveys (Level 2 and Level 3 equivalent reporting)
- Property inspections and defect diagnosis
- Building consultancy and portfolio advice
- Party wall advice and reporting (non-statutory unless agreed)
- Insurance-related inspections, validation, and reporting
- Drone and high-level inspections
The exact scope of each instruction will be confirmed in writing prior to the inspection or service being carried out.
3. Nature of Surveys
Surveys described as “Level 2” or “Level 3” are provided as equivalent reporting formats for clarity and client understanding.
Adam Cash Survey Services does not represent these reports as being carried out under Royal Institution of Chartered Surveyors (RICS) regulation unless explicitly stated.
Reports are structured to meet or exceed typical industry expectations in terms of detail, clarity, and practical guidance.
4. Limitations of Inspection
All inspections are visual and non-invasive unless otherwise agreed in writing.
As part of the inspection process, the Consultant undertakes systematic moisture mapping using an industry-recognised Protimeter. This is used as a diagnostic aid to identify areas of elevated moisture and potential damp-related concerns.

Readings may be influenced by environmental conditions, materials, and surface finishes.
The following limitations apply:
- No opening up of structures, fixtures, or finishes
- No removal of floor coverings, wall linings, or ceilings
- No specialist testing unless specifically instructed
The inspection does not include:
- Testing or certification of electrical installations (including EICR)
- Testing or certification of gas installations or appliances (including Gas Safety)
- Testing of plumbing, drainage, or mechanical systems
- Structural calculations or invasive structural investigation
The Consultant cannot be held responsible for defects that could not reasonably be identified within these limitations.
5. Defects & Condition Reporting
Reports are based on the condition of the property at the time of inspection only.
The Consultant will:
- Identify visible defects
- Use professional judgement and diagnostic tools (including moisture mapping where applicable) to form opinions on likely causes
- Provide practical and proportionate recommendations
However:
- Hidden, intermittent, or future defects cannot be guaranteed
- Opinions provided are based on experience and available evidence, not intrusive investigation.
6. Insurance & Claims Work
Where services relate to insurance claims, validation, or reinstatement:
- Reports are prepared based on observed damage and available information at the time
- The Consultant does not guarantee claim outcomes or insurer decisions
- Responsibility for policy interpretation remains with the insurer
The Consultant’s role is limited to inspection and reporting only and does not extend to claim approval or settlement.
7. Reports & Reliance
All reports are:
- Prepared solely for the named client
- Confidential and not transferable without written consent
- Not to be relied upon by any third party without prior written consent
Unauthorised reliance by third parties is at their own risk.
8. Liability
The Consultant’s liability is limited to:
- The scope of the agreed service
- The fee paid for that service
The Consultant shall not be liable for:
- Defects outside the scope of inspection
- Matters that could not reasonably have been identified
- Changes occurring after the inspection date
- Consequential or indirect losses
- Liability is limited to the fee paid for the service unless otherwise agreed in writing.
9. Fees & Payment
Fees will be agreed prior to instruction.
Unless otherwise stated:
- Payment is due prior to release of the report
- Reports may be withheld until full payment is received
Late payments may result in delays to reporting or additional administrative charges.
10. Cancellations
Cancellations should be made with reasonable notice.
The Consultant reserves the right to charge for:
- Time allocated
- Travel
- Work already undertaken
11. Complaints
Any concerns should be raised directly with Adam Cash Survey Services.
All complaints will be handled promptly, fairly, and professionally with the aim of reaching a reasonable resolution.
12. Data Protection
All personal data is handled in accordance with the Privacy Policy and applicable data protection legislation, including UK GDPR and the Data Protection Act 2018.
13. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
14. Professional Status & Insurance
Adam Cash Survey Services operates as an independent consultancy.
The business is fully insured, with Professional Indemnity and Public Liability cover in place.
By instructing Adam Cash Survey Services, the client is deemed to have accepted these Terms & Conditions.
